Why do termites appear in the houses of Barcelona province?
Because the house is planted on top of its food. The subterranean termite lives in the ground, not in the wood: it needs damp soil, and a garden plot provides it all year round with the watering, the roots, the stacked firewood and the shade of the trees. From there it climbs unseen, inside a wall or along a pipe, and the first things it reaches are the frames, the skirting boards and the beams of the floor that touches the soil.
We see it every week across the province. In the Maresme, village houses with the original wood of two centuries ago: in Arenys de Munt we listened to a 26-beam ceiling with audiotermes, one beam at a time. In the Baix Llobregat, housing estates where the garden wraps the house on all four sides: in Corbera de Llobregat the colony came in through the plot and reached the frames of all three floors. And in the Vallès, the Penedès and the Anoia, farmhouses and country homes with floor structures never treated.
In a house, the bait system plays with an advantage: there is ground where the colony can be intercepted. The indoor stations go over the points with activity, and the outdoor ones are buried around the plot's perimeter, between the house and the origin. No building work, no lifted floors and the garden stays in use. People searching for termite fumigation usually end up understanding this nuance: fumigation kills what it touches, while the bait is carried by the whole colony back to the nest.
The signs in a house are also its own. Flying termites or loose wings by the pool or the porch in spring; mud tubes climbing the fence or the garage skirting; a frame that crumbles when you press it with a finger. If the wood outside is already warning you, the wood inside is next: the garden is the house's anteroom, and that is why the check starts in the ground and ends at the last frame of the top floor.

The house had everything the termite wants: a plot wrapping the building, shade and damp soil. The activity showed on the garage door frames and climbed to the skirting boards of the second floor. Our technicians spread nine wall bait stations along those routes and placed two outdoor stations on the east facade, between the colony and the house, to cut off its way in.
If your house is in any housing estate of the province, this case file describes you: the ground touches the facade on all four sides and the colony lives there, not in the wall. That is why the outdoor stations weigh as much as the indoor ones. It is the pattern we repeat from the Baix Llobregat to the Maresme, and the reason the bait programme works so well in a house: there is a garden where the colony's path can be cut.

The owners wanted to know what was above their heads before deciding anything, and the ceiling yielded a full diagnosis: woodworm spread across the 26 beams, termite traces in four and a longhorn beetle working in one. Two corridor pieces had lost section at the head and were reported for reinforcement. With no live termite that day, the honest close was a preventive: five indoor bait stations and periodic checks to read whether anything moves.
This Maresme ceiling shows why the first check is worth gold in the province's houses: three different insects were sharing the same wood, and each demands a different treatment. Confusing them costs an entire intervention. Listening to the wood beam by beam with audiotermes, and noting what lives in each piece, is what separates a serious plan from blind fumigation.

Three signs that really tell you whether there is activity
You do not need to see an insect. These three are what we actually find when we reach a home, and all three can be checked without tools.
Mud tubes on a wall or skirting board
Mud tubes the width of a pencil climbing the wall, the skirting board or the inside of a wardrobe. They are the tunnel the subterranean termite builds to shield itself from light and dry air. If they are damp inside, there is activity right now.
Loose wings on the window sill, March to June
In spring the colony releases winged reproducers. They fly little, shed their wings quickly and pile up on a window sill or by a terrace door. Finding wings indoors means a mature colony nearby.
Wood that sounds hollow even though it looks whole
The termite eats the inside and spares a thin surface layer, so the element looks intact. Tap it with your knuckles and the sound changes from solid to hollow. On flooring it feels like a board that gives underfoot.

When do termites fly in the province of Barcelona?
In the province's houses the spring swarmers show up outside before indoors: around a garden lamp, at the edge of the pool or on the firewood. Seeing flying termites on the plot warns of a mature colony a few metres away.

The bait system
We start by listening. The audiotermes amplifies the sound inside the wood and locates activity without lifting the floor or drilling anything, and from that comes a floor plan of the property with every point of damage marked.
Then the stations go in. We place indoor bait stations over the located sources and outdoor bait stations spread around the building's perimeter, loaded with bait for subterranean termites, a TP8-type biocide. The perimeter barrier is the part most providers skip, and it is the one that reaches the whole colony.
From there it is a matter of checks: every station is monitored, the bait replenished and the activity recorded until the nest stops responding. There is no shortcut, and anyone promising eradication in one visit is not talking about subterranean termites.
We publish the real timescales because they pre-qualify better than any promise. If someone wants a fix in one afternoon, better they know before calling.

What must a termite company meet to treat a house in Barcelona?
Registration with the ROESP, the register that enables the professional use of biocides. Without it, a termite treatment should not even start. ERRADICAT is registered, visits are always made by our technicians holding the applicator licence, and the person who signs has been treating wood since November 2011. In a house of the province that shows in concrete things: the report is signed, the product in every station is identified and the 3 year guarantee is handed over in writing.
Do you come to houses across the whole province of Barcelona or only the capital?
Across the whole province, and it is where we work most: houses in the Maresme, the Baix Llobregat, the Vallès, the Penedès and the Anoia. So far in 2026 we have opened wood case files in 38 different municipalities, and a visit to a village house or a housing estate is booked like any other. The bait programme checks stay at every 6 to 8 weeks, wherever the house is.
I have seen flying termites in the garden. Are they already inside the house?
Not necessarily, but they are very close. The swarmers leave a mature colony in spring, and that colony lives in the ground: it may be feeding on a root, a stump or the firewood, and not yet on your house. It is the warning we hear most from the Vallès and the Baix Llobregat, the garden belt of Barcelona province, and the best moment to act: if we intercept it in the garden with the outdoor stations, the house never notices. Waiting until you see them indoors hands the colony months of advantage.
Is building work needed, or floors lifted, to eliminate termites from a house?
No. The bait system works without building work in any house of the Barcelona province: the indoor stations rest on or fix over the points with activity, and the outdoor ones are buried flush with the ground on the plot. The house stays in normal use, the garden too, and the only thing we ask is simple: do not move the stations and let us come back every 6 to 8 weeks to read and reload them until the nest stops responding.
My house is a farmhouse with exposed beams. Is the termite treatment the same?
The system is the same, baits, but the prior check matters more than in any other house. In a farmhouse of the Penedès or the Anoia the wood has gone generations untreated and it is usual to find more than one tenant: subterranean termites near the ground and woodworm or longhorn beetle in the beams. In one Arenys de Munt ceiling all three showed up at once. Each is treated differently, so first the wood is listened to piece by piece and then it is decided what goes to bait and what goes to injection.
What does the 3 year guarantee cover if termites come back in from the garden?
It covers the re-intervention: if activity registers again in the house within those 3 years, the re-intervention is on us, at no added cost. The programme closes when the stations confirm the nest has stopped responding, and from there the 3 years run with an annual inspection included. It all goes in writing in the report, with its conditions and dates, which in a house with land is exactly the paper that brings peace of mind.
How far do we reach in the province of Barcelona?
In the province of Barcelona we work by counties: el Maresme, el Baix Llobregat, el Vallès, el Penedès and l'Anoia, with rounds out towards Osona, el Bages and el Garraf as well. We work Monday to Saturday, 7:30 to 22:00.

The ROESP is the Spanish official register of pesticide establishments and services. It is the legal requirement for applying professional-use biocides, and not everyone offering these treatments meets it.
