l'Escala did not grow up around a castle but as a fishing quarter. It did not become a municipality in its own right until 1777, having depended until then on Sant Martí d'Empúries, according to the Gran Enciclopèdia Catalana. That origin leaves an old quarter of narrow, low houses, with a stone ground floor and with doors, frames and skirting boards almost level with the ground. It is the height the subterranean termite reaches first.
Many houses in l'Escala have wood in contact with the soil through the patio, the porch or the plot boundary, and that condition explains the route the July 2026 survey returned: activity in the storeroom door frame and in those of the front door, in the frames giving onto the outdoor patio, in the wood of the patio itself and in the frames of a bedroom and of the toilet. The activity followed the outline of the building, not a beam in the middle of the floor structure.
The tramuntana wind dries out the surface of the wood in l'Escala, which is why reading it by eye misleads more here than elsewhere. A piece can look sound on the outside and be riddled with galleries inside. The subsoil between the Montgrí and the aiguamolls marshes, on the other hand, keeps the moisture the colony needs. Above ground everything looks dry and below it is not: that is the Alt Empordà's trap.
The same report added woodworm damage in the ground-floor beams. In a house like that, two wood-borers live side by side with treatments that resemble each other in nothing. The subterranean termite goes to a bait system; woodworm, to pressure injection with non-return valves plus double fumigation. Mixing them up costs a whole intervention, and that is why the numbered-piece plan is drawn up before anything is decided.
In l'Escala the call and the preliminary visual inspection are included, at no cost and with no obligation. The technical study is quoted separately, and what you buy with it is clearly set out: instrument-based listening piece by piece, drawing up the plan, writing the report and, with that document, the quote for whatever needs treating. We say it up front because it is exactly what gives value to a purchase or a renovation, having every piece identified and not just an impression by eye.
