Why does the plain of the old estany make Sils such comfortable ground for the subterranean termite?
The estany of Sils was for centuries a wide lake that was drained to gain meadows and cropland, and part of it has been recovered as a natural area. That past is still beneath the village: the ground of the plain holds shallow damp even in high summer, with wet meadows and irrigation ditches that spread it around. For a colony of subterranean termites, which needs permanently damp ground, it is a setting where it never goes thirsty in any month.
The village houses of the old town were raised right up against that plain, with a ground floor for farm use, rubble masonry walls and timber joists in the ceilings. They are low homes, and that means doors, frames and dado panelling sit very close to the ground. When the colony climbs it has no building to scale: the first usable joinery is a hand's breadth from the ground, and that is usually where it starts.
The station quarter tells another chapter of the municipality: it grew with the railway, in blocks of houses lined up beside the tracks and warehouses that have changed use over time. There, old floors sit alongside renovations done in phases, and it is common for a new floor to hide sleepers or battens inherited from the original build. That wood is out of sight, resting on cool screeds, and can register activity long before anyone notices anything on the surface.
Vallcanera and the hillside estates pose the opposite case: plots among pines and cork oaks, detached houses with a porch, pergola and log store, and gardens watered in summer. Outdoor wood resting on the soil offers the colony a direct bridge, and the watering keeps the perimeter damp when the hillside dries out. On these plots the inspection starts with the garden: sleepers, fencing and any piece in contact with the ground, before going into the house.

In spring the colony releases winged reproducers. They fly little, shed their wings quickly and pile up on a window sill or by a terrace door. Finding wings indoors means a mature colony nearby.
Wood that sounds hollow even though it looks whole
The termite eats the inside and spares a thin surface layer, so the element looks intact. Tap it with your knuckles and the sound changes from solid to hollow. On flooring it feels like a board that gives underfoot.

The bait system
We start by listening. The audiotermes amplifies the sound inside the wood and locates activity without lifting the floor or drilling anything, and from that comes a floor plan of the property with every point of damage marked.
Then the stations go in. We place indoor bait stations over the located sources and outdoor bait stations spread around the building's perimeter, loaded with bait for subterranean termites, a TP8-type biocide. The perimeter barrier is the part most providers skip, and it is the one that reaches the whole colony.
From there it is a matter of checks: every station is monitored, the bait replenished and the activity recorded until the nest stops responding. There is no shortcut, and anyone promising eradication in one visit is not talking about subterranean termites.

My house is next to the meadows of the Sils estany. Am I at greater risk of termites than in the village centre?
Yes. The plots in Sils bordering the meadows of the old estany sit on ground that holds damp almost all year round, and that constant water is what a subterranean colony appreciates most.
