A report with two plans and 24 photographs laid bare the full extent of the damage to a home in el Masnou before the treatment was decided. Every finding was placed on the plan and the document closed with a system of 8 monitoring points. A second report, at another house in the municipality, defined 17 points, 11 indoors and 6 outdoors, plus two direct bait bags for beams. The system comes out of the report, not the other way round.
The old town and Ocata keep the mariners' home of old: narrow houses between party walls, with a short bay, raised with rubble masonry walls and timber joist floor structures. In many the original joinery is still in place: balcony doors, internal staircases and internal doors nobody has replaced because they still do their job. For a subterranean termite each of those pieces is cellulose within reach, and the most exposed are the ones that start lowest down.
The ground floor of those houses opens straight onto the pavement, with no step up and often with no void separating the floor from the ground. The front door frame, the first tread of the staircase and the skirting boards work at the exact level the colony explores. When one of these pieces starts to sound hollow or the paint blisters, what lies beneath has usually been under way for some time, and it is best documented before anything is touched.
Upper el Masnou changes the pattern: garden homes stepped above the seasonal streams that run down to the sea. Watering keeps the strip of ground beside the house damp, and the outdoor wood, pergolas, garden sleepers, sheds and fences, offers the colony an easy bridge between the soil and the home. On these plots the diagnosis checks the garden with the same attention as the interior, because the activity usually starts outside.
That variety explains why the technical report carries so much weight in el Masnou. A seafaring house refurbished in stages and a plot with a garden are nothing alike, and the bait system is spread differently in each. The document sets out what was found on the plan, backs it with photographs and leaves defined where each monitoring point goes, so the owners decide looking at the whole picture and not a loose impression.

The July 2026 report documents the home piece by piece: 24 photographs cover the damage and two plans place each finding at its exact point in the house. With the full extent on paper, the document closes with a final system of 8 monitoring points, spread according to what the plans had brought to light. The owners could weigh up the complete treatment in writing, which is the job a technical report should do.
The August 2026 report, the second issued in el Masnou, defines a system of 17 monitoring points with the layout worked out floor by floor: 11 indoors and 6 outdoors. The first-floor beams earned a chapter of their own: two direct bait bags, planned on the wood itself and itemised separately from the general system. It is the right answer when the activity does not stay at street level and the structure above has to be covered too, without building work.
You do not need to see an insect. These three are what we actually find when we reach a home, and all three can be checked without tools.
Mud tubes the width of a pencil climbing the wall, the skirting board or the inside of a wardrobe. They are the tunnel the subterranean termite builds to shield itself from light and dry air. If they are damp inside, there is activity right now.
In spring the colony releases winged reproducers. They fly little, shed their wings quickly and pile up on a window sill or by a terrace door. Finding wings indoors means a mature colony nearby.
The termite eats the inside and spares a thin surface layer, so the element looks intact. Tap it with your knuckles and the sound changes from solid to hollow. On flooring it feels like a board that gives underfoot.
The spring flight shows itself in el Masnou at balcony doors and courtyards of the old town and Ocata, when the ground running down the streams warms up and the mature colonies release reproductives.

These dates are indicative windows. Flight depends on temperature and humidity, so each year it starts earlier or later: if you see winged insects outside these months, it is still a reason for an inspection.

We start by listening. The audiotermes amplifies the sound inside the wood and locates activity without lifting the floor or drilling anything, and from that comes a floor plan of the property with every point of damage marked.
Then the stations go in. We place indoor bait stations over the located sources and outdoor bait stations spread around the building's perimeter, loaded with bait for subterranean termites, a TP8-type biocide. The perimeter barrier is the part most providers skip, and it is the one that reaches the whole colony.
From there it is a matter of checks: every station is monitored, the bait replenished and the activity recorded until the nest stops responding. There is no shortcut, and anyone promising eradication in one visit is not talking about subterranean termites.

Not necessarily inside your house, but in Ocata wings at the balcony door warn of a mature colony a short distance away. The wings belong to reproductives that have just taken flight and do not point to where they came from. The check starts with the lowest wood, skirting boards, frames and the foot of the staircase, and listening with audiotermes confirms or rules out activity without opening anything up. With that information it is decided whether a bait system is worth proposing.

Eradicating a nest carries a 3 year guarantee in writing, in el Masnou too. The ROESP is the Spanish official register of pesticide establishments and services. It is the legal requirement for applying professional-use biocides, and not everyone offering these treatments meets it.
