The estates climbing up the coves, from Fenals to Canyelles, change the scene: detached and terraced houses with gardens, wooden porches, pergolas and outdoor staircases on sloping ground. Joinery resting on soil or in planters is a direct walkway for the colony, and the watering keeps the subsoil damp even in the middle of August. On these plots the system's design puts the weight on the outer ring, watching the points where wood and ground meet.
Holiday turnover is the feature that truly sets Lloret apart. A permanent home is looked at every day; a seasonal apartment opens in June, closes in October and nobody compares its state one month with the previous one. You do not need to see an insect. These three are what we actually find when we reach a home, and all three can be checked without tools.
Mud tubes the width of a pencil climbing the wall, the skirting board or the inside of a wardrobe. They are the tunnel the subterranean termite builds to shield itself from light and dry air. If they are damp inside, there is activity right now.
In spring the colony releases winged reproducers. They fly little, shed their wings quickly and pile up on a window sill or by a terrace door. Finding wings indoors means a mature colony nearby.
The termite eats the inside and spares a thin surface layer, so the element looks intact. Tap it with your knuckles and the sound changes from solid to hollow. On flooring it feels like a board that gives underfoot.
In Lloret the wings of the spring flight usually find the apartment still shut: they turn up piled on balconies and window sills during the June clean-up, weeks after being shed.

These dates are indicative windows. Flight depends on temperature and humidity, so each year it starts earlier or later: if you see winged insects outside these months, it is still a reason for an inspection.

We start by listening. The audiotermes amplifies the sound inside the wood and locates activity without lifting the floor or drilling anything, and from that comes a floor plan of the property with every point of damage marked.
Then the stations go in. We place indoor bait stations over the located sources and outdoor bait stations spread around the building's perimeter, loaded with bait for subterranean termites, a TP8-type biocide. The perimeter barrier is the part most providers skip, and it is the one that reaches the whole colony.
From there it is a matter of checks: every station is monitored, the bait replenished and the activity recorded until the nest stops responding. There is no shortcut, and anyone promising eradication in one visit is not talking about subterranean termites.

Yes, and in Lloret it is the most common case we handle. The bait stations are placed in a single visit, they sit discreetly flush with the skirting and every check is scheduled in the gaps between bookings. The system works on its own between one visit and the next, so the apartment keeps receiving guests throughout the process.
Not necessarily: in the old town of Lloret the nest may be in the building next door and only use your skirting as a passage. In a recent case in the comarca, the study placed the main nest in the building adjoining the one that raised the alarm. The right course is to trace the full route before placing anything, and to design the system with the party wall in mind.
No, although in Fenals it pays to clear up the doubt early. Most warnings in the area arrive this way, on reopening after months shut, because nobody witnessed how it developed. Flooring that sounds different can hide anything from damp to active galleries; listening with audiotermes tells them apart without touching the floor, and with that result it is decided whether a system is needed or monitoring is enough.
Yes, there is, because in Lloret the bait system does not defend walls but routes: the stations are placed on the passages the workers use inside your home and the TP8 biocide travels with them back to the nest, whichever plot it is on. When the study points to the adjoining building we say so clearly, because coordinating the two owners improves control of the whole.
They may well be, and in Canyelles the porch is where they are found most. Wings identical to one another and shed in a group point to a swarming flight, the sign of a mature colony around the plot.
