The system installed in a home in Sant Boi de Llobregat spreads 13 control points: 8 indoor bait stations over the activity points detected, 3 perimeter stations and 2 points in the communal area, included in the same programme. That distribution shows how a termite treatment is designed in an established town centre, where the buildings share courtyards and party walls. The installation was invoiced in August 2026 and the checks are already under way.
The old town of Sant Boi keeps terraced village houses that have been renovated inside time and again: new flooring, a new kitchen, sometimes a replaced floor structure. What the renovation does not change is the building's contact with the ground or the wall shared with the house next door. The subterranean termite moves along that low level, and it can pass from one building to its neighbour without showing in either of them for a long time.
In a block in Marianao, a good part of the building lives in spaces that belong to nobody and to everybody: the light well, the meter room, the ground-floor storage room. They are enclosures with little ventilation, some damp and utility timber, away from the daily gaze. When one home raises the alarm, those shared spaces are checked too, because the colony's route knows nothing about property boundaries.
Towards the river, the municipality of Sant Boi opens onto the farmland strip of the delta, with working fields and the outbuildings that serve them: tool sheds, lean-tos, palisade fences, pallets resting on the earth. It is wood out in the open on damp irrigated soil, the most comfortable setting for a colony. Anyone with a house near that strip does well to look at the outdoor wood with the same attention as the indoor wood.
That is why a serious treatment in Sant Boi does not stop at the room where the sign appeared. The technicians listen to the wood with audiotermes, follow the route until the trail is lost and spread the bait stations between the inside of the home, the perimeter of the building and the shared spaces when access allows. The colony is a single one even if it shows in several places at once, and the system is sized for the colony, not for the symptom.

The Sant Boi technical report, from August 2026, located the activity with audiotermes and defined a system of 13 control points: 8 indoor bait stations over the activity points, 3 stations on the perimeter of the property and 2 more in the communal area of the building, included in the system. The installation was invoiced that same August and the programme of checks has begun: every visit leaves the condition of the 13 points on record, and the system is adjusted according to what the stations keep telling us.
You do not need to see an insect. These three are what we actually find when we reach a home, and all three can be checked without tools.
Mud tubes the width of a pencil climbing the wall, the skirting board or the inside of a wardrobe. They are the tunnel the subterranean termite builds to shield itself from light and dry air. If they are damp inside, there is activity right now.
In spring the colony releases winged reproducers. They fly little, shed their wings quickly and pile up on a window sill or by a terrace door. Finding wings indoors means a mature colony nearby.
The termite eats the inside and spares a thin surface layer, so the element looks intact. Tap it with your knuckles and the sound changes from solid to hollow. On flooring it feels like a board that gives underfoot.
In Sant Boi the swarming wings appear with the fine spring weather, often in a light well or on a balcony, and warn that there is a mature colony somewhere in the block of houses.

These dates are indicative windows. Flight depends on temperature and humidity, so each year it starts earlier or later: if you see winged insects outside these months, it is still a reason for an inspection.

We start by listening. The audiotermes amplifies the sound inside the wood and locates activity without lifting the floor or drilling anything, and from that comes a floor plan of the property with every point of damage marked.
Then the stations go in. We place indoor bait stations over the located sources and outdoor bait stations spread around the building's perimeter, loaded with bait for subterranean termites, a TP8-type biocide. The perimeter barrier is the part most providers skip, and it is the one that reaches the whole colony.
From there it is a matter of checks: every station is monitored, the bait replenished and the activity recorded until the nest stops responding. There is no shortcut, and anyone promising eradication in one visit is not talking about subterranean termites.
We publish the real timescales because they pre-qualify better than any promise. If someone wants a fix in one afternoon, better they know before calling.

Yes, very probably: those cords are the tunnels the subterranean termite builds to cross stretches with no wood, and in the entrance halls of Sant Boi they usually start where the ground slab meets the wall. It is best not to remove them before the visit, because they mark the colony's route and help decide where the control points will go. Confirmation comes with the inspection and listening with audiotermes.
Yes, at least to give access, and in Sant Boi that coordination is entirely routine. When the colony's route passes through the courtyard or a communal room, those points are integrated into the same system and checked on the same visits as those in the home. Letting the building's managing agent know the dates is enough; the monitoring and the record of every point are handled by the technicians.
Yes it can: in the delta farmland the termite has wood resting on irrigated soil at its disposal, and a well-fed colony explores in every direction. The shed or the palisade fence is not the final destination, it is one more larder, and the same colony may be probing the nearby buildings at the same time. If mud-lined galleries appear in the wood of the allotment, it is worth checking the home as well, starting with the floor in contact with the ground.
Not entirely: in the old town of Sant Boi a renovation usually renews the finishes and leaves in place the ground slab, the party walls and part of the original wood, which is precisely where the subterranean termite works. If nobody looked for activity on purpose during the works, the fresh finish says nothing about the colony. A check of the wall bases and the low joinery, with listening at the doubtful points, clears the doubt without opening anything up.
No, and the Sant Boi case shows it well: the bait stations were installed without building work, with the home in use, and every later check is a short visit to read the condition of each point. The bait system works inside closed stations and acts on the colony through the workers that share out the bait. Decisions to reinforce or remove points are taken on what the checks say, not by eye.
